Sellers

What your house is worth, from someone who has stood in it.

Automated estimates are a starting point and not much more. They can’t see that you redid the kitchen, or that the lot backs to a road, or what the three most comparable sales on your street actually went through at. I can.

1. You tell me about the house

Address, rough condition, anything you’ve updated, and your timeline. Five minutes.

2. I do the work

I pull the comparable sales, look at what’s currently competing with you, and walk the house if you want a number I’d stand behind.

3. You get a straight answer

A price range with the reasoning behind it, what I’d fix and what I’d leave, and an honest read on timing. No obligation and no follow-up campaign.

The questions worth answering before you list

Should I fix it first?

Sometimes. Often not. The renovations that return more than they cost are a short list, and it’s a different list at every price point. I’d rather talk you out of a $30,000 kitchen than watch you spend it and not get it back.

What’s it going to cost me to sell?

Commission, attorney, transfer tax, and whatever concessions the deal ends up needing. I’ll put real numbers on a page for your house specifically so there are no surprises at closing.

Do I need to sell before I buy?

Depends on your equity, your financing, and how much uncertainty you can live with. This is the single most consequential decision most move-up sellers make and it deserves an hour of conversation, not a rule of thumb.

How long will it take?

That depends on your price point, your town, and your condition. I’ll give you the current numbers for houses like yours rather than a market-wide average that describes nobody.

No obligation

Request a valuation

I’ll come back with a range and the reasoning. If you’re a year out, say so — that’s a useful conversation too, and I won’t chase you.

A valuation is my professional opinion of market value, not an appraisal. It isn’t a guarantee of what your home will sell for, and it isn’t a prediction of future value. Requesting one doesn’t commit you to anything.
