Rochester, New York & the Finger Lakes
What it’s actually like to live here.
Most real estate websites are a search box with a stock photo on top. This one is where I answer the questions people actually ask me — what a given budget buys in which town, what the commute really looks like, what surprises people after they move.
Towns & neighborhoods
Honest write-ups on the places people move to around Rochester — what they cost, how they’re built, what the trade-offs are.

Walkthroughs, cost breakdowns, and town tours. Easier to watch than to read, and harder to fake than a brochure.
Thinking of selling
What your house is worth, what it would take to get it ready, and whether now is the right time for you specifically.

Three questions I get every week
“What does my budget actually buy?”
Price alone tells you almost nothing here. The same number buys very different houses in different towns — different lot sizes, different eras of construction, very different property tax bills. The town write-ups get specific about that.
“How long is the commute, really?”
Not the number a map app gives you at 2pm on a Sunday. What it looks like in February, leaving at 7:40, with the routes people actually take.
“Is now a bad time to buy?”
I won’t tell you the market is about to do anything, because I don’t know and neither does anyone else. What I can do is show you what’s currently on the market in your range and what it’s taking to get an offer accepted.

My brokerage runs the search site, which means it pulls directly from the MLS and updates all day. It’s a better search tool than anything I’d build here, so I send you there.

No pressure, no drip campaign.
Tell me what you’re trying to do and I’ll tell you what I’d do in your position — even when the answer is “wait” or “not yet.”
